As few new houses come on the market, many buyers are being outbid by all-cash offers.  David Charles Allen shares a great tip, encouraging buyers (who will be getting a loan) to compete with the all-cash offers by going through the entire underwriting process, before they put in an offer.

David reports on interest rates, which went up slightly to 3.375 for conforming 30-year fixed loans and to 3.125 for non-conforming jumbo loans.  Last week in Santa Barbara, there were more listings than pendings and a number of sellers dropped their prices after being listed for only about a week.  (David surmised it may have been because they were overpriced to begin with–and not based on comparables.)  David also explained why today’s market is so very different from what led to the real estate crash and foreclosures in 2008.  Listen to the entire episode to learn why!  David Charles Allen

With half as many homes available for sale this year as compared to last year, it’s definitely a seller’s market.  Host, David Charles Allen, reports that a nice home in Goleta had twenty offers and closed for $200,00 over the asking price!  Interest rates have risen to 3.25-3.5% and buyers fear that they’ll keep rising, driving even more demand!
