The HOP (Home Ownership Podcast) Episode 92: Rising Interest Rates not Deterring Home Buyers

[iframe style=”border:none” src=”//html5-player.libsyn.com/embed/episode/id/22894817/height/100/width//thumbnail/no/render-playlist/no/theme/custom/tdest_id/1967723/custom-color/005282″ height=”100″ width=”100%” scrolling=”no” allowfullscreen webkitallowfullscreen mozallowfullscreen oallowfullscreen msallowfullscreen]

Hosted by Village Properties Realtor, David Charles Allen: There were 47 new listings this week in Santa Barbara and 31 properties closed.  Interest rates continued to creep up with 30-year fixed conforming loans at 4.75% and 30-year jumbo loans at 4%.  Many buyers are worried that interest rates will continue to rise and are more determined than ever to purchase a home asap. While houses have appreciated dramatically over the course of the past two years, David points out that historically, they are likely to continue to appreciate, albeit at a slower rate.   He also reminds listeners that if buying a house makes you happy and you can afford it, then it’s the right time for you to purchase a home.  Patti asks David about the stiff competition that realtors face with so few houses on the market and so many realtors and David discusses  the importance of being trustworthy and knowlegable.  To contact David, call 805-617-9311 or email david@davidcharlesallen.com

Text Says you Won a Free Gift–Don’t Buy it !

[iframe style=”border:none” src=”//html5-player.libsyn.com/embed/episode/id/22867046/height/100/width//thumbnail/no/render-playlist/no/theme/custom/tdest_id/1785518/custom-color/87A93A” height=”100″ width=”100%” scrolling=”no” allowfullscreen webkitallowfullscreen mozallowfullscreen oallowfullscreen msallowfullscreen]
In the past few weeks, BBB Scam Tracker has received numerous reports of a text message scam that attempts to trick people with the promise of a “free gift.” How the scam works: You receive a text message that says something like this: “Your bill is paid for March. Thanks, here’s a little gift for you.” This message is followed by a link to an unfamiliar website. The text doesn’t specify what bill you paid, what company the message is coming from, or what the total amount was. Even more disturbing, the message may be a group text sent to a dozen or more other people, none of whom are in your contacts list. The text isn’t from a real company. The goal is to get your personal information, which puts you at risk for identity theft. In some versions of the scam, you may be directed to a website asking you to “confirm your identity,” so you can receive the gift. Scammers may also ask for your credit card information, claiming you need to pay a few dollars to ship the “free” gift. Santa Barbara had a heat wave with highs close to 90 degrees but there were a couple of good swells, so surfers and other water lovers had fun cooling down at the beach.  30 – year fixed loans rose to 4.625% and jumbo loans remained at 4%.  There were only 37 new listings and 11 of those were sold off market.  With almost 2,000 real estate agents in Santa Barbara, there’s tremendous competition!  David answered Patti’s question about the things that real estate agents are not allowed to tell their clients but his advice is to empower buyers by giving them the tools to find their own answers.  If you’d like to contact David Charles Allen, you can call him at 805-617-9311 or email david@davidcharlesallen.com

The HOP (Home Ownership Podcast) Episode 90

This week, Santa Barbara weather was in the mid-60’s and 70’s. Residents enjoyed some well-needed rain and good surf.  Interest rates stayed the same, at 4.5% for 30-year conforming loans and 4% for 30-year non-conforming loans.  Thirty-seven homes closed this week and six of them were off-market listings.  Typically, this time of year there would be 50-60 new listings, so the number of available properties for sale is extremely low.  David talked about the importance of realtors and brokers being transparent, guiding their clients but never making decisions for them.  The questionable strategy of listing a house under its value in order to start a bidding war was discussed.  As always, Patti and David end the show with shared stories about their fur-babies.  David invites you to contact him by email at david@davidcharlesallen.com or call him at 805-617-9311.

How to Spot Malicious Websites

Scam websites often have very similar URLs and can look nearly identical to the real website. Watch out for red flags before entering your personal or payment information. Scammers are always creating new and improved lookalike websites to trick you out of your personal information and money. These websites may have a very similar URL or look nearly identical to the real website you are searching for, which means they can be hard to identify. Examples of this kind of scam include fake streaming service activation prompts, DMV impostors and fake postal service websites. Even BBB.org has been impostored, when scammers have tried to look like BBB to collect information fraudulently. Protect yourself with tips to help you spot fake websites set up by scammers.
