David Charles Allen, Village Properties Realtor, and host of the HOP, shares the Santa Barbara sales stats and latest interest rates.  Thirty-year fixed jumbo loans are up to 4.5% and 30-year conforming loans rose to 5.125%.   Higher interest rates affect first-time homebuyers the most.  David reviews other towns and cities within an hour drive of Santa Barbara, discusses their affordability,  and gives his pick for the neighborhood in SB that he thinks, in the long-term, will go up in value the most.  He also reports on a new trend in Santa Barbara and across the country, to sell a percentage of a home, similar to a time share.  As always, David and his co-host Patti Teel, close the show with their pet stories.

The HOP (Home Ownership Podcast) Episode 94: Village Properties Realtor, David Charles Allen, advises buyers to be prepared before they start shopping for their next home. Santa Barbara continues to have a low supply of inventory and a big demand. If you need a loan, it can be tough to compete. Sellers often prefer a cash offer becaus it can close quickly without contingencies. However, if you need a loan, all is not lost. The first step is to go to a lender you trust. Also, there are lenders that can help you to put together an offer that is essentially the same as a cash offer–especially if you already own a home. Patti and David end the show with a discussion about their beloved fur-babies. If you’d like to talk to David in person, call 805-617-9311 or email him at david@davidcharlesallen.com

The HOP (Home Ownership Podcast) Episode 92: Rising Interest Rates not Deterring Home Buyers

Hosted by Village Properties Realtor, David Charles Allen: There were 47 new listings this week in Santa Barbara and 31 properties closed.  Interest rates continued to creep up with 30-year fixed conforming loans at 4.75% and 30-year jumbo loans at 4%.  Many buyers are worried that interest rates will continue to rise and are more determined than ever to purchase a home asap. While houses have appreciated dramatically over the course of the past two years, David points out that historically, they are likely to continue to appreciate, albeit at a slower rate.   He also reminds listeners that if buying a house makes you happy and you can afford it, then it’s the right time for you to purchase a home.  Patti asks David about the stiff competition that realtors face with so few houses on the market and so many realtors and David discusses  the importance of being trustworthy and knowlegable.  To contact David, call 805-617-9311 or email david@davidcharlesallen.com

Text Says you Won a Free Gift–Don’t Buy it !

[iframe style=”border:none” src=”//html5-player.libsyn.com/embed/episode/id/22867046/height/100/width//thumbnail/no/render-playlist/no/theme/custom/tdest_id/1785518/custom-color/87A93A” height=”100″ width=”100%” scrolling=”no” allowfullscreen webkitallowfullscreen mozallowfullscreen oallowfullscreen msallowfullscreen]
In the past few weeks, BBB Scam Tracker has received numerous reports of a text message scam that attempts to trick people with the promise of a “free gift.” How the scam works: You receive a text message that says something like this: “Your bill is paid for March. Thanks, here’s a little gift for you.” This message is followed by a link to an unfamiliar website. The text doesn’t specify what bill you paid, what company the message is coming from, or what the total amount was. Even more disturbing, the message may be a group text sent to a dozen or more other people, none of whom are in your contacts list. The text isn’t from a real company. The goal is to get your personal information, which puts you at risk for identity theft. In some versions of the scam, you may be directed to a website asking you to “confirm your identity,” so you can receive the gift. Scammers may also ask for your credit card information, claiming you need to pay a few dollars to ship the “free” gift. Santa Barbara had a heat wave with highs close to 90 degrees but there were a couple of good swells, so surfers and other water lovers had fun cooling down at the beach.  30 – year fixed loans rose to 4.625% and jumbo loans remained at 4%.  There were only 37 new listings and 11 of those were sold off market.  With almost 2,000 real estate agents in Santa Barbara, there’s tremendous competition!  David answered Patti’s question about the things that real estate agents are not allowed to tell their clients but his advice is to empower buyers by giving them the tools to find their own answers.  If you’d like to contact David Charles Allen, you can call him at 805-617-9311 or email david@davidcharlesallen.com
